PaintSmith, a Seattle-based painting company with more than 50 years of history, has long operated out of its facility in the Georgetown neighborhood south of downtown. To support the company’s continued growth, Upward Architecture was engaged to expand both the warehouse and office functions of the site. The project began with a massing study to determine the most effective placement for a new building volume while respecting the irregular site geometry and existing structures.

Rather than simply appending a new wing, the design sought to unify the disparate elements of the property into a single, coherent composition. By seamlessly integrating new construction with portions of the existing buildings, the expansion feels purposeful and enduring—reinforcing PaintSmith’s long-standing presence in Georgetown while preparing the facility for decades of future use.

The proposed 8,800-square-foot addition provides new offices and conference spaces, expanded warehouse capacity for equipment storage, and upgraded parking areas to accommodate increased deliveries and staff. Durable materials and a clear organizational layout reflect the company’s pragmatic, craft-driven approach, while modernized workspaces and client areas express PaintSmith’s professional identity.

The project was developed in collaboration with SAZAN Group, Swenson Say Faget Structural Engineers, and Jacobson Civil Engineering, with Mountain States Construction planning to serve as the General Contractor.
