Upward Architecture partnered with Pain Science Physical Therapy founders Orit and Matt Hickman to transform a vacant, deteriorated former accounting office in downtown Burien into a modern, welcoming clinic designed to advance their mission: empowering patients to take control of their pain and restore their quality of life. The project was as much about revitalizing an underused property as it was about creating a state-of-the-art space for movement, recovery, and community connection. Our team guided the Hickmans through every step—from site selection and budgeting to contractor procurement and final space planning—ensuring that the design supported both their operational needs and patient-centered philosophy.

The facility embodies Pain Science Physical Therapy’s commitment to evidence-based treatment, education, and personalized care. An accessible entry and reception area establishes an immediate sense of welcome, with warm, durable finishes that replace a sterile clinical atmosphere with one of comfort and trust. The program includes a spacious warm-up and exercise gym for active rehabilitation, multiple private treatment rooms for one-on-one therapy, and strategically placed staff offices to maintain strong communication and connection between therapists and patients.

Staff well-being and operational efficiency were given equal attention. Dedicated break rooms and well-planned support areas ensure therapists have spaces to recharge and collaborate, while a reimagined lower level provides a separate tenant suite for additional flexibility and long-term value.

High-performance materials and systems were selected to withstand the demands of a busy rehabilitation clinic while fostering an environment that promotes healing. Easy-to-maintain flooring, thoughtful acoustic control, and layered lighting design balance functionality with patient comfort. The palette draws from natural tones and textures to create a setting that feels both energizing and calming—an environment where patients can focus on progress without distraction.

From start to finish, Mark was professional, knowledgeable, and collaborative—working closely with me and my team to bring our vision to life.

The finished space is not only beautiful, but also incredibly functional. Patients often comment on how calm and welcoming it feels—something that’s essential for a healing environment. The thoughtful accents throughout the clinic give it personality, while the layout remains practical and easy to navigate, which is especially important in a physical therapy setting.
