Located on a bluff overlooking Puget Sound, the Dumas Bay Residence renovation reimagines a dated waterfront property to meet the needs of its new owners while maximizing the home’s connection to its setting. Upward Architecture reorganized and expanded the existing floor plan to create a more cohesive living environment, emphasizing natural light, open sightlines, and indoor–outdoor flow.
At the main living level, the entry sequence was redesigned with a new overhead trellis and enlarged foyer, leading into an open kitchen, dining, and living space. A central stair, once closed off, was exposed to unify the two levels and draw light deeper into the home. Folding glass partitions connect the interiors to a large new deck, extending daily living and entertaining spaces toward panoramic views of Puget Sound.
The lower level was transformed from an unfinished basement into a fully integrated extension of the home. A new owner’s suite opens directly to a patio and inset hot tub, creating a seamless indoor–outdoor retreat. Additional program includes a family room, office, utility and laundry facilities, ample storage, and even a dedicated dog wash. Together, these spaces support both the practical needs of daily life and the desire for leisure and connection to the landscape.
Exterior upgrades—including new siding, roofing, and expanded decks—bring a fresh, contemporary character while ensuring durability against the coastal climate. Inside and out, the proposed renovation balanced comfort with sophistication, creating a waterfront residence that celebrates its site while offering the flexibility and warmth of a modern family home.
