Located on the south slope of Queen Anne, Continental House is a six-story condominium building originally constructed in 1976. After decades with little investment in its shared spaces, the Homeowner’s Association hired property manager CWD Group and members of our team to reimagine the building’s common areas, updating both functionality and character. The project was completed in two phases. The first refreshed resident corridors with new finishes, lighting, and infrastructure upgrades. The second transformed the main entry lobby and mailroom, introducing a contemporary yet durable material palette.

A custom two-story wood fin wall anchors the lobby and frames a new digital resident directory, while upgraded USPS mail and package lockers modernize building services. Lamps and mirrors salvaged from previous residents were thoughtfully reintegrated, complementing new fixtures from Rich Brilliant Willing. The result is a set of welcoming, resilient common spaces that respect the building’s history while serving current and future residents. The project was completed while Mark Ward was a founding partner at Urbanadd.
