Upward Architecture designed this interior tenant improvement for Chuck’s Donuts, a new donut, coffee, and bubble tea shop located within Starview Plaza—a mixed-use retail project also designed by the firm. The approximately 3,100-square-foot space was conceived as an inviting neighborhood destination adjacent to an existing hotel, balancing food service efficiency with a warm, light-filled dining environment that encourages guests to linger.

The interior layout organizes the customer experience around a clear and intuitive flow, with distinct service zones for coffee, donuts, and bubble tea anchored by a continuous front-of-house counter and display case. Open sightlines to the kitchen and donut production areas reinforce transparency and craft, while generous seating options—ranging from café tables to counter seating along the storefront glazing—support a variety of dining preferences. The plan carefully integrates back-of-house functions, staff offices, and storage to support daily operations without interrupting the guest experience.

Material selections draw from a restrained, contemporary palette that complements the larger Starview Plaza development while giving the tenant its own identity. Polished concrete floors, mosaic and large-format tile accents, and wood-grain laminate casework create a durable yet approachable interior. Curved soffits, arched openings, and Venetian plaster accent walls soften the space and guide movement through the ordering sequence. Pendant lighting and acoustic ceiling panels help define program areas while managing sound in a high-energy environment.
