Built in 1912, this unreinforced masonry building located at the intersection of Woodlawn Ave and 72nd Street in the Green Lake neighborhood is undergoing a seismic retrofit and energy code upgrades including new windows, insulation, rooftop solar panels, and new HVAC systems. The married owners, the retired CEO of a Washington State environmental advocacy group and the president of Seattle structural engineering firm, purchased the property and are undertaking the project to breathe new life into their neighborhood community. In addition to the core & shell improvements, a new restaurant is planned for the first floor, with small community-minded offices above. With these targets in mind and working with RDH (Building Envelope Consultants), Sazan Group (MEP engineers), and Swenson Say Faget (Structural Engineers), the adaptive use project will upgrade the building to meet current Seattle building and energy codes.
